The Better Year Guarantee
We’ll beat your unit’s last 12 months of rental revenue, or we refund 100% of our management commission for the year.
Two of the 105 properties we’ve taken over didn’t beat their prior year. Both were off-beach houses in crowded submarkets — which is a real part of why we built a company that does condos only.
How the Guarantee Works
Metric
Past 12 months’ commissionable rent ÷ (365 − owner-blocked nights) during the Time Period described below.
Commissionable rent = rent, net of discounts and Airbnb/VRBO host fees.
Time Period
Starts on the 1st day of the 4th month under our management and runs for the following 12 months.
Why the 4th month? It takes new listings a few months to get established on booking platforms.
Baseline
Owner provides prior-manager statements from the past 18 months.
Exclusions
- Named storm or evacuation order
- Building or condo closure due to construction
- Changes in rental regulations by the HOA or local government
- Contract cancellation before the Time Period ends
- Property isn’t kept rentable — failure by the owner to complete habitability repairs, or to replace furnishings, appliances, or linens we’ve identified in writing as materially affecting bookings
